A house is probably the biggest purchase you'll ever make. And, if you can avoid these missteps, chances are you'll be happy with the home you choose.

Are you gearing up to buy your first place? Shopping for a home is exciting, exhausting and a little scary. In the end, your aim is to end up with a home you love at a price you can afford. Sounds simple enough, right? Unfortunately, many people make mistakes that prevent them from achieving that simple dream. Arm yourself with these tips to get the most out of your purchase and avoid making 10 of the most costly mistakes that could put a hold on that sold sign.

1. Not knowing what you can afford.
Have budget - make a list of all your monthly expenses, including vehicle costs, student loan payments, credit card payments, groceries, health insurance, retirement savings etc + annual major expense like car insurance and road tax.

Know how much you can spend on your new home each month.

2. Skipping mortgage qualification.
Make sure to get preapproved for a loan before placing an offer on a home.
If you cause the deal to fall through, you may have to forfeit the money that you put up when you went under contract.

3. Failing to consider additional expenses.
Once you're a homeowner, you'll have additional expenses on top of your monthly payment. Responsibilities - paying property taxes, insuring home, making repairs etc.

4. Being too picky.
Don't be so inflexible that you end up continuing to rent for significantly longer than you really want to. First-time homebuyers often have to compromise on something because their funds are limited. You may have to live on a busy street, accept outdated decor, make some repairs to the home or forgo that extra bedroom.

5. Lacking vision.

6. Being swept away.

Minor upgrades and cosmetic fixes are inexpensive tricks that play on your emotions and elicit a much higher price.
If you're on a budget, look for homes whose full potential has yet to be realized. Look for a house you can add value to, as this ensures a bump in equity to help you up the property ladder.

7. Compromising on the important things.
It's true that you'll probably have to make some compromises to be able to afford your first home, but don't make a compromise that will be a major strain.

8. Neglecting to inspect.
Before you close on the sale, you need to know what kind of shape the house is in. You don't want to get stuck with a money pit or with the headache of performing a lot of unexpected repairs. Keeping your feelings in check until you have a full picture of the house's physical condition and the soundness of your potential investment will help you avoid making a serious financial mistake.

9. Not hiring your own agent or using the seller's agent.
Once you're seriously shopping for a home, don't walk into an open house without having an agent (or at least being prepared to throw out a name of someone you're supposedly working with).

10. Not thinking about the future.
It's impossible to perfectly predict the future of your chosen neighborhood, but paying attention to the information that is available to you now can help you avoid unpleasant surprises down the road.

Some questions about your prospective property:
development plans? major street? popular rush-hour shortcut? highway? zoning laws? undeveloped land? What is likely to get built there?
home values in the neighborhood?

Problem to Opportunity

I should have sleep by now...still can't get my 'resolution' done.

anyway, while listening to Brian Tracy, I was reminded of the words we use in our everyday life. One of it is PROBLEM.

lets start with this one.
Problem --> Situation --> Challenge --> Opportunity.

the next time we want to use the word 'Problem', change it to 'Opportunity'.
of course, since we are not familiar with the change of word, we can write OPPORTUNITY with ''. 'Opportunity'.

for example :
" Houston, we got 'opportunity'!"

another example of 'opportunity' is that abe din and kak azah is moving out by end of this month. so, we do not think of how to solve this 'problem' , but we can gather our resource into thinking how we can take this 'opportunity' to do something.

Addressing Yesterday's Matters

1. Assignment. Thanks for the offer. First I will try to print at Kak Za's printer. If it is that bad I will e-mail it to you. Still haven't finished it yet.

2. The ring. It is Diamond and Platinum sure it will look nice either way, no matter how hard I push my opinions on it :D

3. The balance. I will send it your way once I have withdraw it from other source. You will be notified :D

4. Dreams and Goals. Take your time, but you may want to write it down on paper this time. Nope, I insist you to write it on paper :D
Keep the list updated, and you can always make adjust or expand it.
I will have to update mine too, and re-arrange and re-evaluate it so I can make it something more 'FIX', that I can even utter it in my dreams :D

5. Kad jemputan.
I still can't get your MMS. You can either re-send it or post it here or e-mail it. I may want to update the map, and maybe the writings. I will proceed with the payment later.

Alucard's vast powers are controlled entirely by the heir to the Hellsing family (currently Integra Hellsing). This is apparently enforced by something called the "control art restriction system." his judgment..and..when 2 totally different personalities collide..a sanguine giulianna and choleric melan bill..one is about fun,fun,fun.. and the other one is about action and figures..but fortunately bill does have a good sense of humor..

yup...the other factors i believe are trust, respect, compatibility and commitment...

Dreams I Am Dreaming

While I have read a lot of books on how to be successful, I have never really fully follow its instructions.

To write down the dreams, and READ it EVERYDAY, morning and night!

and solid dreams, not something that I can easily forget!

a long term and short term goals.

all of them, ALL of them must be written on the wall, and be read and recited EVERYDAY.

and MUST never fail to TAKE ONE STEP closer to it, EVERYDAY.

READ IT EVERYDAY.
God, How EASY it is, yet how many people actually DO IT?

A Visit to Our little Home to be

hey honey, guess I'm gonna make this blog diary-like, just to jot down our activities etc. maybe we can put on public later :)

last night, me and my dear, abg din and kak azah went to visit the apartment at Taman Putra Perdana.

unfortunately I did not take any pictures :(

anyway I am impressed, and I like the house.

and we got a grace period of few days since the owner agreed to start charging from Dec. 1st.

note : got to fix that aquarium :)

reynn says : glad you like it..actually kan..we are renting the whole furniture at only rm60 per month,since the maintenance fees is rm40...worth paying for kan..kan..kan...;)

Diet Tips - Tell It Like How It Is

So everybody wants to get in shape, great.

First things first, understand that even if you workout in a gym, no matter how hard you train, you will not progress if your diet stink! As a fitness professional, I hear it all of the time,

"I workout hard..but how come there’s no result?” or

“I’m eating twice a day only..completely no carbs..but why isn’t my fat percentage decreasing?"

In the simplest term possible people... IT’S NOT GONNA WORK!

You need to eat the right amount of nutrition to grow and the exact type of training to achieve your goal.

Alright so here’s the deal..

There are three components to constructing a healthy, lean, and a strong body;

- Resistance training

-Moderate cardiovascular activity

-Supportive nutrition


A consistent commitment to all three components will, over time, produce nothing less than spectacular results. That said, lets cut through all of the hype and discuss what I mean by "supportive nutrition”.

1. ELIMINATE Excess Fats, Salt And Sugar From Your Diet Immediately!!!

-This includes all soft drinks, cookies, chips and deep fried foods. These foods have no nutritional value. After a couple of weeks, you won't want them anymore anyway.

well..no soft drinks is doable..bu tcookies,chips and all that..that sounds so drastic..read a book about not totally eliminating food that is in the no-no category..but to take it it just to have a taste..of course we gotta burn the calories taken back lorr..deep fried food..litterally is deep dried food..all the goreng2..yup kfc n mcd included..tu yang kite prefer ke nando''s..kenny rogers..if i wanna have chicken la..coz it's roasted..no oil used..

2. EAT YOUR BREAKFIRST!

-Breakfast should include complex carbohydrates and clean protein. Essentially, complex carbs provide energy and the protein ensures that the body has material readily available for rebuilding tissues. A good combination here is a bowl of oatmeal, eggs, grapefruit and a cup of coffee.


> what shall we have for BREAKFAST? oatmeal, eggs, coffee? can we say NO to roti canai, nasi lemak, mi goreng, sliced bread? jam and butter? I can go with tea or coffee, maybe we can start having green tea? or sugarless tea? coffee sure does sounds good :P

i believe as long as we make working out a daily routine..we can still enjoy food like nasi lemak..this say..when we have achieved our target rigure la kan...;) well i drink detox tea now and then...i can get used to drinking green tea..with lime for extra flavour :)

3. PROTEINS AND CARBS INTAKE

-This one requires some planning. The "meals" referred to consist of a protein, complex carbohydrate, and a fibrous carbohydrate. Some good combinations include:

-Chicken/Brown rice/Broccoli

-Tuna/Medium baked potato/Green beans

-Lean cuts of beef (once a week)/Sweet potato/Salad

-Salmon/Quinoa/Asparagus


> I am more into 'No Meat' approach. more to vegs and fishes. shall we have brown rice rather than white rice at home?

I can do with tuna/potato/green beans. or sweet potato/salad. hmmm...chicken/rice/broccoli...maybe we can replace chicken with something else, or have chicken/meat ONCE a week. Nope, can't afford it...why? coz we may eating out with friends and may have little choice on the menu. I'd rather save my chicken/meat for 'emergency ocassion'. alright, what is quinoa?

EAT TO GROW! (Smaller portion meals frequently)

-This also requires some planning. Eating every three to four hours keeps the blood sugar/insulin levels stable throughout the day, controls cravings, prevents binging, reduces fat storage and keeps the metabolism burning hot.


Here’s the thing, eating frequently makes you burn more calories. On the contrary, missing meals immediately slows the metabolism, triggers the body's starvation response and ultimately, you won’t burn any fat.

So for those of you who consume few calories and perform cardio until they drop and see very little to absolutely no results? A slowed metabolism. That's your answer.


Frequent eating combined with the right food choices will super-charge the metabolism and turn your body into a virtual fat incinerator!

5. NO SIMPLE CARBS!!!!

-Simple carbohydrates are those found in refined sugar, honey and fruit juice. This type of sugar will provide quick energy but will also let you down just as quickly.

Sugar significantly disrupts proper insulin metabolism ultimately causing fatigue and promoting fat storage. This cycle is not something that you want to encourage. The bulk of your carbohydrate consumption should come from slowly digesting complex carbohydrates such as:

· Oats · Brown rice · Wild rice · Barley

· Whole wheat · Whole grain · Sweet potatoes

6. Taper Your Calories.

-Breakfast should be your largest meal and dinner your smallest.

Because you are essentially fasting while you sleep, it is unlikely that your body will store the early morning meal as fat. Conversely, in the evening, the metabolism naturally slows down and is at its absolute slowest when you are asleep. Accordingly, the body is much more likely to store the calories consumed in a substantial dinner as fat.


The general rule here is to eat breakfast early enough so that you can get in all of your required meals with your final meal consumed two to three hours before you go to sleep. Does this require some serious commitment and dedication? HELL YES!

7. Shift Complex Carbohydrates.

-Depending on your own personal schedule, an effective technique and excellent way to taper your calories is to consume all complex carbohydrates before 4:00 in the afternoon. The meals that you consume after this hour should consist of clean protein.

8. EAT DIETARY FAT!

-Understand that fat does not make you fat.

-On the contrary, consuming the proper amount of fat increases metabolic rate and actually helps burn fat. We need dietary fat for proper hormone production, joint health, cell membrane integrity and healthy skin, hair and nails. Some good sources of dietary fat include:

-Olive oil -Salmon -Trout -Nuts

-Flax seeds -Avocados -Natural peanut butter

9. Drink Plenty Of Fresh Water.

-Water is the most abundant nutrient in the body and is involved in every single physiological process. Approximately 60-70% of your body is comprised of water. Water helps eliminate waste and toxins, regulates the body's temperature, transports nutrients, helps muscle tone, reduces sodium buildup, relieves fluid retention and helps metabolize fat. In fact, water is essential to the fat burning process. So, flood your body with fresh water throughout the day.

Conclusion

Follow these simple rules and in time you will undoubtedly succeed. Understand that there is nothing fast, easy, effortless or overnight about long-term fat loss. Anything in life that’s worth having takes time. At the end of the day, it comes down to making a commitment to a particular lifestyle and learning to embrace an entirely new way of life. Begin by making small changes to your diet. Nothing extreme. The body reacts drastically to drastic change. Start slowly. Always remember that slow motion is better than no motion!
